A freehold residential site at 835 Upper Serangoon Road in District 19 is up for sale through an expression of interest (EOI) exercise. The site, spanning 23,709 sq ft, has an indicative price of $36 million, according to an April 22 press release by marketing agency Colliers International. The price works out to $1,518 psf on the land area.

A single-storey detached house currently sits on the site, which has a gross plot ratio of 1.4 under the URA Master Plan 2019. Colliers adds that the plot’s size, combined with its regular shape, makes it ideal for redevelopment. “With its substantial land area, efficient configuration, and exceptional connectivity, this site offers unparalleled potential for creating high-quality residential developments,” says Tan Boon Leong, executive director and co-head of investment services at Colliers Singapore.
The site is a five-minute walk from Kovan MRT Station (North-East Line) and is less than 400m from Heartland Mall and Kovan Hougang Market and Food Centre.
The EOI exercise for the site will close on May 28 at 5pm.
