Four-bedroom unit at Balmoral Hills sets a new price high of $2,651 psf

Freehold condo Balmoral Hills leads the list of apartments and private condos that saw new psf-price highs during the week of Mar 28 to Apr 4. The project recorded a new price high of $2,651 psf when a 1,841 sq ft, four-bedroom unit on the fifth floor changed hands for $4.88 million on April 1.

The new record surpasses the previous record of $2,128 psf by 12.4%. The former record price was achieved in July 2022 when a similarly sized 1,841 sq ft, four-bedroom unit on the 10th floor was sold for $4.34 million.

The unit sold on April 1 also set a new record for the highest absolute price achieved at Balmoral Hills. It surpassed the previous benchmark of $4.65 million ($1,469 psf), set in November 2019 when a 3,165 sq ft four-bedroom penthouse was sold.

The condo has seen an average of just one transaction per year since 2022. In January last year, a single unit changed hands — a 1,389 sq ft three-bedroom apartment that sold for $3.26 million, translating to $2,348 psf.

Balmoral Hills was completed in 2008 and is a 62-unit condominium situated along Balmoral Park in prime District 10. It offers a mix of three-bedroom units measuring 1,389 sq ft and four-bedroom units ranging from 1,841 sq ft to 2,347 sq ft. The development also features six penthouses, sized between 2,690 sq ft and 3,175 sq ft.

This boutique condo, consisting of a single 12-storey residential tower, offers facilities such as a swimming pool, barbecue pit, children’s playground and gymnasium.

Balmoral Hills is located within walking distance of Stevens MRT Interchange, served by both the Downtown and Thomson-East Coast Lines. It also lies within a 2km radius of several reputable schools, including Anglo-Chinese School (Junior and Primary), Singapore Chinese Girls’ School (Primary and Secondary) and St Joseph’s Institution (Junior and Secondary).

Meanwhile, the upcoming freehold project Claydence took the second-place spot during the week in review with a new price peak of $2,349 psf. The new record price was achieved through the Apr 4 sale of a 1,313 sq ft, three-bedroom unit on the third floor for $3.09 million.

The previous price record of $2,301 psf was set in December last year when a neighbouring 1,206 sq ft, three-bedroom unit on the same floor was sold for $2.77 million.

The unit sold on Apr 4 was the first to change hands at the project this year. Last year, it recorded six transactions at an average price of $2,293 psf. Before the Apr 4 sale, the most recent transaction was on Dec 6, 2024, when a 915 sq ft two-bedroom apartment fetched $2.1 million, or $2,300 psf.

Developed by Hong How Land, a 60-40 joint venture between Hong How Corp and Marrion Capital, Claydence is an upcoming 28-unit freehold project located on the corner of Still Road and Koon Seng Road in District 15. It offers a range of unit types, including one- to three-bedroom layouts from 614 sq ft to 1,313 sq ft. It also features four duplex penthouses, with sizes ranging from 980 sq ft to 2,185 sq ft.

Claydence launched for sale in February 2023 and has since sold seven units (25%) at an average price of $2,304 psf. Scheduled for completion in April 2026, Claydence will be within walking distance of Eunos MRT Station on the East-West Line. Schools located within a 2km radius include CHIJ (Katong) Primary, CHIJ Katong Convent, Ngee Ann Primary School, Kong Hwa School, Tanjong Katong Primary and Secondary Schools and Tanjong Katong Girls’ School.

Rounding off the top three condos that recorded new price peaks the week starting Mar 28 is Botanique at Bartley. The 99-year leasehold project took the third spot by achieving a new price high of $2,269 psf. The record price came from the April 4 sale of a 926 sq ft, three-bedroom unit on the seventh floor for $2.1 million.

The new record surpasses the previous record of $2,128 psf by 6.6%. The former record price was achieved last October when a 958 sq ft,  three-bedroom unit on the 14th floor was sold for $2.04 million.

The average resale price of units has been steadily climbing at the development over the past few years. Based on URA records, tabulated by EdgeProp Singapore analytical tools, the average price of units sold at Botanique at Bartley in March last year was $1,869 psf, based on a rolling 12-month average. As of last month, the average price has risen to $1,974 psf, marking a 5.6% y-o-y increase.

The most expensive unit to be sold at the development, by absolute price, was a 1,066 sq ft, three-bedroom unit on the 15th floor that fetched $2.25 million ($2,111 psf) on March 5.

Developed by UOL, the 797-unit Botanique at Bartley consists of nine residential towers located along Upper Paya Lebar Road in District 19. Completed in 2019, it houses a mix of one-bedroom units ranging from 495 sq ft to 689 sq ft, two-bedroom units from 657 sq ft to 958 sq ft and three-bedroom units from 926 sq ft to 1,356 sq ft.

The development boasts over 40 facilities, including five swimming pools, two clubhouses, a tennis court, a putting green, a barbecue pavilion and a gymnasium.

Botanique at Bartley is located within walking distance of Bartley MRT Station along the Circle Line and is within a 2km radius of several schools such as Canossa Catholic Primary School, Cedar Primary School, Maris Stella High School (Primary and Secondary) and Paya Lebar Methodist Girls’ School (Primary and Secondary).

During the period under review, no new psf-price lows were recorded.
