Over the past two decades, Realstar Premier Group has significantly shaped Singapore’s luxury landed property market by brokering some of the country’s most prominent transactions and scaling new heights of success in both the Central and East districts.

With an unsurpassed track record of almost $18 billion in transactions from close to 2,400 landed properties, including 160 Good Class Bungalows (GCBs), Realstar is well regarded as the leading authority in the landed segment.

 

Redefining benchmarks in Singapore’s most prestigious districts

Realstar’s resounding success in consistently setting new records in the luxury property segment is seen from its sale of Singapore’s largest GCB transaction by quantum—the sale of three GCBs at 42, 42A, and 42B Nassim Road for a staggering $206.7 million. Another record-breaking deal was the sale of a Tanglin Hill GCB, which set a record price per square foot based on land area at $93.88 million ($6,197 psf).

 

Formidable market share in the central region

Riding on its noteworthy track record, Realstar further strengthened its presence in the Central Region in 2024, transacting 50 landed properties based on caveats lodged, achieving almost one-third market share – this excludes an additional 24 transactions completed without caveat lodgement.

In the GCB market, Realstar successfully captured an impressive 40% market share with eight caveated GCB transactions in prime locations such as Gallop Road, Fifth Avenue, and Belmont Road, covering over 80,000 sq ft of land. Among them was a 19,554 sq ft GCB along Ford Avenue, which was transacted for an impressive $39.5 million in March 2024. Additionally, Realstar facilitated six other GCB transactions that were not caveated due to personal data protection considerations. In total, there were 21 GCB transactions in 2024, up from 18 in 2023.

 

Dominating the East: the biggest landed transactions
Realstar’s expertise in brokering high-value transactions and setting new records in the luxury property segment continues in the East district. Realstar sold over 40 landed properties in the east region, totalling nearly 140,000 sq ft in land size. These transactions, which included bungalows and semi-detached houses, accounted for 51% of all landed property sales in the area. A 25,680 sq ft land plot—promoted as the largest in Wilkinson Road—was sold for a remarkable $55.5 million ($2,161 psf), marking a record price for a landed plot in District 15 in 2023.

 

Luxurious Gems in the Central Region

The Central Region of Singapore is widely regarded as the gateway to myriad experiences and a place where prestigious business, entertainment and recreational spots can be found. It is further epitomised by a plethora of renowned institutions catering to all ages. The enviable location, coupled with the extensive MRT network and major expressways, makes connectivity around the island a breeze, further cementing its irresistible allure, making homes in the central region superbly attractive either for investment or personal stay.

The Central Region is also home to more than 30 out of the 39 gazetted Good Class Bungalow areas in land-scarce Singapore. These prestigious abodes are home to the affluent and discerning few.
