
A one-bedroom unit at Midtown Modern is listed to appear at ERA’s next auction on March 27 with a $1.43 million guide price. The apartment spans about 474 sq ft on the condo’s 11th floor, reflecting a price of $3,017 psf. It will be sold with vacant possession.
A bank sale, this is the first time a unit at Midtown Modern has appeared for auction. Developed by GuocoLand Singapore, the 558-unit condo recently received its Temporary Occupancy Permit (TOP) in February.
The unit has one bedroom, one bathroom, a combined kitchen, a living and dining area, and a northeast-facing balcony overlooking the condo’s pool.
According to URA caveats, the unit was last purchased from the developers for $1.24 million, or $2,621 psf, in March 2021. As of December 2024, the condo has been fully sold, fetching an average price of about $2,825 psf.
Midtown Modern has seen several sub-sale deals leading up to its completion. In the last 12 months, six sub-sale transactions occurred at the development at an average price of $2,948 psf. The most recent transaction occurred earlier this month, involving a 721 sq ft unit on the 12th floor. The two-bedroom apartment was sold for about $2.4 million, or $3,312 psf.
Located along Tan Quee Lan Street in prime District 7, Midtown Modern consists of two 30-storey residential blocks with retail units on the first floor. The condo houses a mix of one-, two-, three- and four-bedroom apartments ranging from 409 sq ft to 1,808 sq ft. It also has a four-bedroom penthouse measuring 3,520 sq ft and a five-bedroom penthouse measuring 3,272 sq ft.
The condo’s amenities include a 50m swimming pool, tennis court, clubhouse, hot springs, tea house, and entertainment pavilions.
The 99-year leasehold development is part of Guoco Midtown, GuocoLand’s 3.2ha mixed-use development along Beach Road. The two developments are linked via an underground pedestrian pathway, which also connects to the Bugis MRT Interchange along the East-West and Downtown Lines.
The developments are also connected to other nearby establishments, such as Suntec City, Marina Square and Millenia Walk via sheltered walkways.
Several schools are located within a 2km radius of the development, such as Farrer Park Primary School along Farrer Park Road, St. Margaret’s School (Primary) along Sophia Road and School of the Arts Singapore along Zubir Said Drive.
