Kingsford Group has announced that its One Marina Gardens development will open for public preview from March 29 to April 9, with sales bookings expected to commence on April 12. The 937-unit condo is located on Marina Gardens Lane.
The project will be the first residential development in the Marina South district. It is adjacent to the Marina South MRT Station on the Thomson-East Coast Line, which has been structurally completed but is yet to be operational.
The development occupies a site acquired by a Kingsford-led consortium in June 2023 through a Government Land Sale tender. The consortium submitted a bid of $1.034 billion, translating to a land rate of $1,402 psf per plot ratio (psf ppr). The bid was 42% higher than the second-highest bid of $727.04 million ($985 psf ppr) by Guocoland and Hong Leong Group.
The 99-year leasehold site measures about 131,805 sq ft and is zoned for “residential with commercial at the first storey” use. One Marina Gardens will comprise two towers spanning 30 and 44 storeys respectively. The first level features two restaurant units, two shop units and a childcare centre.
The 937 residences at the condo consist of one- to four-bedroom units, including dual-key options for three-bedders. Sizes start from 420 sq ft for a one-bedroom apartment and go up to 1,647 sq ft for a four-bedroom unit.
Indicative prices start from $1.16 million ($2,762 psf) for a one-bedder; from $1.8 million ($2,786 psf) for a two-bedder; from $2.45 million ($2,710 psf) for a three-bedder; and from $4.45 million ($2,702 psf) for a four bedder. According to Kingsford, the indicative average price for units is between $2,850 psf to $2,900 psf.
The development will have over 50 lifestyle facilities spread across six levels. These include a clubhouse, a playground, a grand lawn, and a 50m pool. Sky gardens available at both towers offer panoramic sea and cityscape views, along with amenities such as dining areas, a sky lounge and function rooms.
One Marina Gardens is just across the road from Gardens by the Bay. Other amenities nearby include malls such as The Shoppes at Marina Bay Sands, Suntec City and Marina Square. When operational, the Marina South MRT Station will be one stop away from the Marina Bay interchange and two stops away from the Raffles Place and Bayfront MRT interchanges.

The One Marina Gardens site is the first GLS plot to be awarded in the Marina Gardens area. At the start of last year, the tender for an adjacent white site at Marina Gardens Crescent had closed, drawing a sole bid of $770.46 million ($984 psf ppr) from a consortium comprising GuocoLand, Hong Leong Holdings and TID. The 1.73ha site can yield an estimated 775 units. However, URA later rejected the bid, deeming it too low.
The site now sits under the Reserve List of the 1H2025 GLS Programme and is available for application. Another site, located at Marina Gardens Lane, is also available for application. It can yield about 390 units.
According to Kingsford, the Marina South precinct is envisioned as a 10-minute neighbourhood that will contain amenities and public spaces within convenient reach. Planned features include a shaded pedestrian mall, an elevated landscaped bridge that connects developments with Gardens by the Bay and Marina Coast Park, and an underground link connecting Gardens by the Bay MRT Station, the Marina South MRT Station and other developments.

Its prime location offers a unique blend of serene coastal living with exceptional urban convenience,” says a Kingsford spokesperson.
The sales gallery for One Marina Gardens is located on Marina Gardens Drive. The project is expected to obtain its temporary occupation permit around 3Q2028.
