
Mega condo Grand Dunman topped the list of condos to see new psf-price highs during the week of May 23 to 30. The project achieved a new price peak of $2,985 psf when developers sold a 667 sq ft, two-bedroom unit on the 17th floor for $1.992 million on May 27.
The latest price peak narrowly surpasses the condo’s previous record of $2,977 psf set in November last year when a neighbouring 667 sq ft, two-bedroom unit on the same floor was sold for $1.987 million, or $5,000 lower.
However, in terms of absolute price, the unit sold on May 27 was not the most expensive two-bedroom unit sold at the development. That title goes to a 775 sq ft unit on the 17th floor that changed hands for $2.25 million, or $2,904 psf, in March last year.

Grand Dunman has recorded 44 transactions so far this year at an average price of $2,529 psf. In 2024, the condo sold 124 units at an average price of $2,559 psf. To date, developers have moved 784 units, or 77.8% of its 1,008 units.
Located along Dunman Road in prime District 15, Grand Dunman is a 99-year leasehold condo that is slated to be completed in 2028.
The development comprises six eighteen-storey blocks housing 1,008 residential units and five commercial shops. Residential units comprise a mix of one- and two-bedroom units from 452 sq ft to 872 sq ft; three- and four-bedroom units from 926 sq ft to 1819 sq ft; and five-bedroom units from 1,679 sq ft to 2,615 sq ft. The condo also has ten penthouses sized from 2,336 sq ft to 3,068 sq ft.
Schools within 2km of Grand Dunman include Kong Hwa School, Broadrick Secondary School, Chung Cheng High School, Tanjong Katong Girls’ School and Tanjong Katong Secondary School. The condo is within 300m of Dakota MRT Station along the Circle Line.

During the week in review, a 3,498 sq ft, four-bedroom unit at Wing On Life Garden set a new price peak at the freehold development. The 25th-floor resale unit was sold for $9 million, or $2,573 psf, on May 23.
The new psf-price record marks a 6.7% increase over the previous high of $2,410 psf that was set in July 2023, when a similarly sized 3,498 sq ft, four-bedroom unit on the tenth floor was sold for $8.43 million.
The unit sold on May 23 was the first resale transaction recorded at Wing On Life Garden this year. In 2024, the condo saw two resale transactions. The first was for a 3,240 sq ft, four-bedroom unit that changed hands for $7.6 million ($2,346 psf) in April. It was followed by the sale of a larger 3,305 sq ft, four-bedroom unit that fetched $7.45 million ($2,255 psf) in August.
Wing On Life Garden is an 81-unit freehold condo located on Bukit Timah Road in prime District 10. Completed in 1982, it houses four-bedroom units between 3,240 sq ft and 3,671 sq ft, along with two penthouse units of 7,610 sq ft and 7,050 sq ft, respectively.
The project is located within walking distance of Stevens MRT Interchange that serves the Downtown and Thomson-East Coast Lines. Several schools are also located within the area, such as Anglo-Chinese Primary School, Singapore Chinese Girls’ Primary and Secondary Schools, and St Joseph’s Institution (Secondary).

Rounding off the top three condos to achieve new psf-price highs during the week in review is Park Place Residences. The condo saw a price high of $2,454 psf from the sale of a 667 sq ft, two-bedroom unit on the 11th floor that was sold for $1.64 million on May 29.
The new record inches past the previous high of $2,442 psf. The newly dethroned record was set in September 2023, when a 484 sq ft, one-bedroom unit on the 17th floor was sold for $1.18 million.
So far this year, Park Place Residences has seen 10 resale transactions at an average of $2,287 psf. In 2024, 23 resale units were sold at an average of $2,236 psf.
The 429-unit Park Place Residences is a 99-year leasehold condo integrated with PLQ Mall and three Grade-A office towers. The three components form the mixed-use development Paya Lebar Quarter.
Completed in 2019, Park Place Residences offers one- to three-bedroom units ranging from 474 sq ft to 1,367 sq ft. Facilities include a 50m lap pool, children’s wading pool, outdoor dining terrace and indoor amenities such as a fully air-conditioned gym and entertainment suite.
Located along Paya Lebar Road in District 14, the condo is a short walk from Paya Lebar MRT Interchange on the East-West and Circle Lines. Primary schools within a 2km radius include Canossa Catholic Primary School, Geylang Methodist Primary School, Kong Hwa School, Tanjong Katong Primary School and Maha Bodhi School.
There were no new psf-price lows recorded during the period in review.
