A 3½ -storey conservation shophouse at 39 Tras Street is up for sale via an expression of interest (EOI) exercise. The 99-year leasehold property has a guide price of $16.8 million, which translates to $3,854 psf on its floor area of about 4,359 sq ft.
The shophouse occupies a land area of 1,464 sq ft zoned for commercial use. Located within the Tanjong Pagar Conservation Area, it is a five-minute walk away from the Tanjong Pagar MRT Station on the East-West Line.

According to the property’s marketing agents, the shophouse has undergone extensive upgrades. “The owner has spent more than $1.5 million on its renovation,” says Jesmond Lee, managing director of Everton Estate. The property is currently fully tenanted by Hiryu, a Japanese omakase restaurant.
Jeremy Lim, executive group district director at Huttons Asia, adds that the shophouse is located in an area favoured by F&B operators due to the high foot traffic from locals that work in the CBD area as well as tourists.
The EOI will close on March 26 at 3pm.
