The sale of a four-bedroom unit at Grange Residences has topped the list of transactions that set a new psf-price high during the week of June 27 to July 4. The 2,852 sq ft unit on the fourth floor of Grange Residences was sold for $9.85 million on June 30, setting a record psf-price high of $3,453 psf at the condo. This also makes it the most expensive resale unit at Grange Residences to date.

This record-setting sale at Grange Residences is one of three resale transactions at the freehold condo to surpass the $3,400 psf mark, all lodged this year. Another 2,852 sq ft four-bedroom unit on the fourth floor changed hands for $9.72 million ($3,408 psf) when it was sold on Feb 26; meanwhile, a 2,852 sq ft four-bedroom unit on the 13th floor that sold for $9.73 million ($3,414 psf) on July 3.

Grange Residences is a freehold development on Grange Road in prime District 10. Located within the exclusive Tanglin Road area, the 164-unit development was completed in 2004 and comprises three residential blocks of 18 stories. All units are four-bedders of 2,486 sq ft to 2,852 sq ft.

Other freehold luxury condos in the area include the 54-unit Park Nova on Tomlinson Road, while along Grange Garden is The Grange, a 95-unit development, and the 48-unit One Tree Hill Residence sits on One Tree Hill.

Based on a compilation of resale caveats by EdgeProp Singapore, the average price at Grange Residences is $3,425 psf. Park Nova, the newest completed development in the area, commands the highest average selling price of $5,522 psf. By comparison, selling prices at The Grange and One Tree Hill Residence are $2,625 psf and $2,487 psf, respectively.

Separately, the sale of a 1,410 sq ft unit on the 28th floor at Park Infinia at Wee Nam set a record psf-price high when the unit transacted for $3.78 million ($2,681 psf) on July 4. Another resale transaction on the same day also saw a 1,432 sq ft unit on the 23rd floor sell for $3.8 million ($2,654 psf).

The sale of these two units surpasses the previous psf-price high at the freehold condo, which had been the sale of an 893 sq ft unit on the 16th floor that was sold for $2.3 million ($2,574 psf) when it was sold on Aug 27 last year.

Park Infinia is a 486-unit development on Lincoln Road, off Keng Lee Road, in prime District 11. Completed in 2008, the development comprises one- to four-bedroom units of 560 sq ft to 2,002 sq ft, as well as duplex and triplex penthouses of 1,916 sq ft to 3,315 sq ft.

According to caveats, the most expensive resale unit at Park Infinia is a 3,315 sq ft penthouse on the 29th floor that was sold for $6.62 million ($1,999 psf) in March 2023. It is closely followed by the sale of a 3,283 sq ft penthouse that transacted for $6.5 million ($1,980 psf) when it was sold on April 4 last year.

On the other hand, The Hill @ One-North set a new psf-price low when a 1,141 sq ft unit was sold by the developer for $2.48 million on June 27. The price translates to a record low of $2,180 psf, which is marginally less than the previous record low of $2,190 psf, involving the sale of a 958 sq ft unit by the developer for $2.09 million in May.

The Hill @ One-North is a 99-year leasehold development along Slim Barracks Rise in one-north. Launched for sale in April 2024 by Kingsford Development, the project saw a 30% take-up rate during its opening weekend sale. At the time, the average transacted price was $2,595 psf.

Based on developer sales data, the 142-unit development has sold about 72% of its total units and is set to be completed by the end of next year. Caveats compiled by EdgeProp Singapore indicate that the average transaction price has slipped to approximately $2,480 psf.

Sales prices at The Hill @ One-North remain broadly in line with those of two other new projects on Slim Barracks Rise: the 275-unit Blossoms by the Park and the 165-unit One-North Eden. Blossoms by the Park, launched in April 2023 and 94% sold, has recorded an average transaction price of $2,400 psf, while the fully sold One-North Eden, launched in April 2021, has achieved an average of $2,349 psf.
