Although the Holland Village area may appear quieter at the moment, this sense of calm marks the beginning of a wave of revitalisation, says Aster See, senior marketing director at ERA Singapore. “Holland Village is on the verge of a major revival, driven by new launches, fresh footfall, and long-term infrastructure.”

Located within an established HDB estate, the shophouse enjoys prominent ground-floor visibility and accessibility, just a short walk from Holland Village MRT Station. The area attracts a steady flow of foot traffic from surrounding HDB residents, expatriates, and working professionals. Its location next to the Holland Drive Market and Food Centre further enhances its appeal, drawing steady daily footfall from regular patrons. This provides a built-in consumer base, even ahead of the area’s full revitalisation.

The recent launch of nearby residential projects, including Skye at Holland and the Holland Vista Built-To-Order (BTO) development, also offers a fresh wave of incoming residents into the area. In 2024, DBS released a portfolio of 46 HDB shops and shophouses — assets usually held by institutions — for sale via tender. Close to 20 were successfully taken up, highlighting strong investor interest in such properties. The listing at 45 Holland Drive now presents individual buyers with rare access to a commercial unit type, which is typically tightly held by banks and institutional owners.

For prospective buyers, 45 Holland Drive presents an opportunity to secure a well-positioned commercial asset ahead of the curve. “It may seem quiet now, but that’s exactly why you want in,” says See. “Getting in now means locking in value before prices reflect the resurgence.”
