He recalls a couple taken by a stylish boutique development. The aesthetics were spot on, but with poor fundamentals (i.e. minimal amenities and URA transformation masterplan). Chua gave them the hard truth: “You may love it now, but in five years, you’ll likely regret it.”

They walked away from the deal before returning. With his help, they landed a smarter, better-positioned unit.
