For instance, a young couple in their 30s, a finance executive and a doctor. Financially secure, they were ready to pay $1.2 million in cash for an HDB resale flat, hoping to avoid a loan.
Chua listened carefully and challenged their thinking. “With your income and profile,” he told them, “both of you can do much better.”

“A low psf looks good on paper, but what’s the layout like? Are you getting usable space or paying for oversized balconies and aircon ledges? A bargain isn’t a bargain if half the space is wasted.”
He recalls a couple taken by a stylish boutique development. The aesthetics were spot on, but with poor fundamentals (i.e. minimal amenities and URA transformation masterplan). Chua gave them the hard truth: “You may love it now, but in five years, you’ll likely regret it.”
They walked away from the deal before returning. With his help, they landed a smarter, better-positioned unit.
