
The overall private residential property price index rose by just 0.6% in 1Q2025, compared to the 2.3% increase in 4Q2024, according to URA flash estimates released on April 1.
The pace of growth is similar to that of 3Q2024, and could point to price stability in 2025, says Lee Sze Teck, senior director of data analytics at Huttons Asia.
Across the board, prices of non-landed private property eased 0.6% in 1Q2025, compared to 3% the previous quarter. In the prime or Core Central Region, prices also increased just 0.6%, compared to 2.6% last quarter. The city fringe or Rest of Central Region saw a 1% price increase compared to 3% the previous quarter. In the Outside Central Region, the price growth was the lowest – up 0.3%, a much slower pace of growth compared to the 3.3% increase in 4Q2024.
Landed property prices also showed a 0.6% increase in 1Q2025, compared with 0.1% drop the previous quarter.
