Positioning: The Art of Selling Your Property to its Maximum Potential, a first-of-its-kind in Singapore, is a treasure trove and amalgamation of useful information and insider tips from the authors to share with sellers, investors and the general public. For home sellers, the book is a comprehensive guide that advocates uncovering and showcasing their home at its fullest potential to gain a winning edge right from the start. Co-founder and CEO of PropertyLimBrothers Melvin Lim says, “The book aims to educate and share with the public audience that their properties have the capability to achieve their deserved potential and worth if they prep them correctly with the right marketing efforts and position them to attract the right buyers.”

“This book is also an insider’s look into the lens of home buyers. The property investor or homeowner will be better equipped with the essential factors to look for when investing in their next property in order to have an easier exit with a wider buyer audience pool,” he adds.

Raising the bar in real estate marketing and education

Not only is the book dedicated to all of PLB’s clients, team and partners who have played a vital role in shaping the company’s journey in the real estate industry, it is also a celebration of the successful partnership between Melvin and Adrian, former colleagues as prison officers who embarked on their real estate careers in 2007.

The dynamic duo made waves in the real estate industry by being the first to adopt the video home tour concept in 2017, which gained immense popularity on YouTube. Adopting the use of visual effects and animation, the team produced innovative and upbeat video home tours presented by Melvin that showcased properties to their fullest potential, sparking keen interest among potential buyers and developers.

PropertyLimBrothers’ impressive track record of 62% of sellers transacting at a higher psf than a similar unit within the same project — with eight out of 10 properties sold within six months — transformed how real estate was marketed in Singapore. Their success in social media marketing for property sales led to the setup of PLB Media in 2018 to curate innovative video home tours to showcase a home’s maximum potential.

Not one to rest on their laurels, PLB Realty was formed in 2022 as an agency that rides on PropertyLimBrother’s continuous success, with 65 full-time realtors to date. Its strong standing in the industry is further enhanced with the achievement of several major milestones in 2024, such as its Landed Convention in May and New Launch Convention in July, with 452 and 1,114 tickets sold, respectively.

In September, PLB launched Assembly, The School of Real Estate, as a training platform to further add value to property investors. A month later, Assembly also hosted a Property Summit where Positioning was officially launched on Oct 26 after over three years.

By Lynn M. Ingram, R.E., MS, CSC Membership & Proxy Specialist I completed this home listing for a particular owner who was at the height of his emotional and financial responsibilities and later came to the conclusion that he or she could not continue with this property flourishing and then why he or she would sell this property to a stranger who compared it to that unit which we previously valued at 200,000. I received this formal review by Jonathan Gruber on May 31, 2012. As you
