Realstar Premier Group: Building a Legacy in Landed Homes

Realstar continues to make waves in the landed property segment, having made record-breaking deals in recent years. Among them was Singapore’s largest GCB transaction by quantum—the sale of three GCBs at 42, 42A, and 42B Nassim Road for $206.7 million.

Another notable deal was the sale of a GCB at Tanglin Hill, which set a new record price per square foot based on land area. The buyer paid $93.88 million ($6,197 psf). Additionally, a 25,680 sq ft land plot—promoted as the largest in Wilkinson Road—was sold for a staggering $55.5 million ($2,161 psf), marking a record price for a landed plot in District 15 in 2023.

In 2024, Realstar further strengthened its presence in the Central Region by transacting 50 landed properties based on caveats and achieving a 26% market share. This figure excludes an additional 24 transactions completed without caveat lodgement.

The GCB market saw 21 transactions in 2024, up from 18 in 2023, reflecting sustained demand for these ultra-luxurious homes—driven primarily by ultra-high-net-worth buyers and long-term investment opportunities.

Realstar successfully brokered eight caveated GCB transactions in prime locations such as Gallop Road, Fifth Avenue, and Belmont Road, covering over 80,000 sq ft of land and capturing a 40% market share. Among the notable deals was a 19,554 sq ft GCB along Ford Avenue, which was transacted for an impressive $39.5 million in March 2024. Additionally, Realstar facilitated six other GCB transactions that were not caveated due to personal data protection considerations.

Realstar sold over 40 landed properties in the east region, totalling nearly 140,000 sq ft in land size. These transactions, which included bungalows and semi-detached houses, accounted for 51% of all landed property sales in the area.

Landed Market: A Robust, Stable & Balanced Outlook

According to URA data, overall landed home prices have risen by 38% over the past five years, from 1Q2020 to 4Q2024.

In 2024, Singapore’s landed property market remained resilient and stable, experiencing moderate price increases amid sustained demand across various sectors. This demand was driven by a combination of limited supply, strong interest from high-net-worth individuals (HNWIs), and aspirations from private home upgraders.

A total of 1,733 landed units were sold in the first 11 months of 2024, surpassing the 1,516 units transacted in the whole of 2023—an increase of 14.3% in sales volume, reflecting a robust market. Of these transactions, over 26% of landed properties in the central region and more than 51% in the east region were brokered by Realstar. Districts 15 and 19 saw the highest demand, driven by their existing amenities and strong community appeal.

In terms of price growth, the Landed Property Price Index rose by 1.8% in 2Q2024, compared to a 2.6% increase in 1Q2024. On a cumulative basis, landed property prices grew by 4.5% in 1H2024, a slower pace than the 7% growth recorded in 1H2023, indicating a more balanced market.

With stable demand for bungalows, the overall landed property sales value increased by 18.6% to $6.1 billion in 2024. Preferred locations included District 15 (East Coast, Frankel Estate, Siglap) and Sentosa Cove, where a bungalow was transacted for $35.5 million last year.

After a 1.8% increase in 2Q2024, prices of semi-detached and terrace houses saw a slight correction in 3Q2024, declining by 3.4%. However, prices stabilized in 4Q2024.

From an investment perspective, the current phase of price growth moderation presents a strategic window of opportunity for buyers to enter the market while prices remain relatively stable.

The Central Region of Singapore is coveted for its prestigious businesses, retail and entertainment, cultural spots, parks, and recreational areas. It boasts seamless connectivity and access to other parts of the city via expressways and an extensive MRT network.
