The highly anticipated launch of One Marina Gardens, spearheaded by a consortium led by the Kingsford Group, will be the first residential development to break ground in Marina South. The project features two striking high-rise towers: a 30-storey block and a 44-storey block, together offering 937 premium residential units.

The guide highlights key design elements such as sustainable urban features, a 10-minute pedestrian neighbourhood and a community-centric precinct, all supported by an integrated network of public transport options.

As a prime greenfield development site, the government expects all future private residential developments here must attain BCA’s Green Mark Platinum rating and Green Mark Platinum Super Low Energy rating.

As one of the first developers to collaborate with the government in realising its plans for the prestigious neighbourhood in Marina South, One Marina Gardens will be the first private residential project in the area, against which subsequent projects in the area will be benchmarked.

Urban design plans have been laid out in Marina South to develop the precinct into a 10-minute neighbourhood. According to URA’s Marina South Urban Design Guide, this means that residential developments will be within a 10-minute walk of retail services, offices and hotels, as well as community facilities and public transport options.

 

An entrance to the yet-to-be-operational Marina South MRT station will be on the ground floor of One Marina Gardens.

 

One Marina Gardens is situated along Marina South Avenue, an intimate and pedestrian-friendly street and a stone’s throw from the vibrant ground-level pedestrian mall that bisects the precinct.

This pedestrian mall leads to a planned, elevated landscaped bridge that will connect Gardens by the Bay to Marina Coastal Park, a public green space in Marina South.

In addition, the pedestrian mall will serve as the area’s main thoroughfare, stretching from the yet-to-be-operational Marina South MRT Station to the existing Gardens by the Bay MRT Station on the TEL.

The design guide also reveals that the 10-minute neighbourhood will be gazetted as a car-lite precinct, which raises the importance of pedestrian access to public transport networks. The precinct’s master plan design features friendly pedestrian and cycling path networks, supported by public transport such as buses and the MRT. Developers must also adhere to a lower car parking provision within their projects.

The progressive development of Marina South and the urban design ideals laid out in the government’s master plan will be achieved through collaborative efforts between public agencies and private developers.

As upcoming development projects continue to shape the Marina South precinct in the coming years, the government and private developers will progressively and collaboratively share the responsibility for the implementation of public spaces and amenities.

 

Waterfront living

One Marina Gardens will set the stage for future private residential developments in Marina South. It epitomises the precinct’s master plan concepts of connectivity, sustainability and community. At the same time, the project encapsulates residential living by the sea in this waterfront precinct.

The project offers a range of unit types, including one- to four-bedroom units ranging from 420 sq ft to 1,647 sq ft. The average selling price is $2,850 psf to $2,900 psf. The unit mix includes three-bedroom dual-key units of 969 sq ft, as well as three- and four-bedroom units of 904 sq ft to 1,647 sq ft.

A full suite of condo amenities is also available throughout the development and residents can enjoy panoramic views from the mix of social spaces. The 30-storey block has a Sky Garden above it, which includes two function rooms, a dining lounge, a viewing deck and a Sky Viewing Pod.

In addition to these, the 44-storey block enhances the experience with three dedicated amenities floors, each offering unique features. The 14th floor boasts a Sky Terrace, the 34th floor houses a second Sky Terrace, and the top floor presents a Sky Garden. Residents of this block can enjoy a wide range of facilities, including a Family Lounge, Sky Cabana, outdoor gym, yoga terrace, foot reflexology space, Play Lawn, Sky Gym, and Sky Lounges.

Residents will get to enjoy the convenience of an integrated retail podium which will serve residents amenities at the first level, enhancing the overall liveability of One Marina Gardens.

As one of the most centrally located developments in southern Singapore, One Marina Gardens benefits from its proximity to the wide network of planned public transport options. In addition to its proximity to the yet-to-be-operational Marina South MRT Station, it is also about a 10-minute walk to Gardens by the Bay MRT Station.

This excellent transport connectivity means that getting to the CBD via Raffles Place MRT Interchange is just two stations away from home for residents of One Marina Gardens. It is also close to landmarks such as Marina Bay Sands, the ArtScience Museum and the Singapore Flyer.
