For Nicholas Cho, real estate is more than transactions — it’s a journey of self-transformation. From helping homeowners restructure their property portfolios to guiding novice agents towards achieving their first six-figures, Cho brings purpose and heart to everything he does.

Prior to joining the real estate industry, Cho ran several businesses across the retail and manufacturing sectors. However, the desire to create a meaningful impact on people’s lives ultimately led him to becoming a full-time real estate agent with PropNex after the pandemic.

 

Turning property into possibility

Today, Cho’s forte lies in portfolio restructuring, especially for clients who already own properties but are unsure on how to leverage their assets. Through evaluating different funding options and investment opportunities, he often works with homeowners to unlock value in transforming passive holdings into performing ones. “The trick lies in figuring out how to make your money work for you,” says Cho.

What drives Cho is not just closing deals, but the opportunity to add value. He recounts a standout case where he successfully sold a client’s home, a District 15 two-bedroom condo unit, at a record price after other agents had failed. Additionally, he helped the client purchase a second investment property that has since achieved $200,000 in returns over 2.5 years. “It inspires me to help others achieve what they once thought impossible,” Cho shares.

A supportive and collaborative team culture

Cho’s team-building philosophy is what truly sets him apart. Unlike mass recruiters, he is selective about who joins his team, choosing to mentor individuals who show genuine commitment and integrity. “I give my 100% to anyone I mentor,” says Cho. “Potential members must be willing to do the same, to have the dedication to see their careers all the way through.”

He prioritises building a team of diverse strengths, nurturing a collaborative culture among his team which allows every member to tap onto each other’s strengths. This approach is one that emphasises quality instead of quantity, where guidance is personal and tailored rather than formulaic. This modus operandi has produced stunning results, with one of his mentees, Georgiana Ong, achieving her first Platinum award — by earning over $100,000 in commissions in a month — within her first year of joining Cho’s team.

Cho himself was awarded the PropNex’s Super Platinum award, which recognises agents who earn $250,000 in commissions within a single month. He attributes this milestone to the strength and support of his team, noting that most of his deals have been closed within the same month of taking their respective listings on. “It’s a team win, a reflection of the synergy within our team,” he says. A high-performing leader in the real estate industry, his efforts have also been recently recognised as he achieved the much coveted Rising Millionaire Award this year.

Cho’s mentorship extends to new and aspiring agents who have yet to pass their real estate exams. He offers pre-training and hands-on support, to ensure they are well-prepared from the get-go. As part of this initiative, he developed the I.G.N.I.T.E Framework — a structured programme designed to energise and prepare aspiring agents in their studies. It covers different aspects, including an introduction to the real estate industry, setting goals and growth targets, networking, training discipline and inside sales psychology.

“This framework is perfect for helping new agents hit the ground running once they are licensed,” says Cho. “It gives them a strong foundation and  fast-tracks their transitions into becoming full-time agents.” A testament to the I.G.N.I.T.E framework is a new agent within Cho’s team who passed her exam and secured her first deal within a month — an achievement that typically takes much longer.

Through his social media content on Instagram, Tiktok, and his podcast, Cho offers in-depth and relatable real estate insights. “Showcasing my personality online helps prospective clients get a sense of who I am before even meeting me in person, and allows me to build rapport through these channels,” he adds.

A key part of Cho’s client strategy lies in his ability to understand people and their expectations. He enjoys taking on a consultative approach, providing them with guidance and broader perspectives to help them achieve their desired real estate goals. “Rather than simply telling them what to do, I ask my clients questions to truly understand their goals,” he explains. This authenticity has become a cornerstone of Cho’s business approach, which has allowed him to establish trust with his clients and earned him consistent referrals and good feedback.

Additionally, Cho attributes one of his biggest strengths as his inclination towards giving “no-frills” advice. A straight-talker, he acknowledges that while some may see his direct advice as “tough love”, it gives both his clients and team members a sense of confidence and comfort in exploring real estate.

For Cho, the mission is clear: to help others grow. From restructuring client portfolios to mentoring the next generation of potential agents, he is driven by the belief that success is best when shared. “It’s not about chasing deals, but building others,” he says. “That’s the real work and most rewarding part of what I do.”
