
Minister for National Development Chee Hong Tat announced on July 6 that the Housing and Development Board (HDB) will launch the first Build-to-Order (BTO) project in the new Sembawang North neighbourhood as part of the upcoming July BTO sales exercise.
The new project, Sembawang Beacon, will offer 775 units, ranging from two-room flexi to five-room and 3Gen flats. The estimated waiting time for completion is about three years.
According to HDB’s July 6 announcement, Sembawang Beacon is part of about 5,500 BTO flats to be launched in the July 2025 BTO sales exercise. Other BTO projects will be located in Bukit Merah, Bukit Panjang, Clementi, Tampines, Toa Payoh, and Woodlands.
Located within the new Sembawang North neighbourhood — a 53-hectare site within Sembawang town — Sembawang Beacon is bounded by Admiralty Link, Admiralty Lane and Canberra Road. When fully developed, Sembawang North will provide close to 10,000 homes, comprising about 8,000 BTO flats and 2,000 private housing units.
Existing amenities in the area include Sembawang MRT Station, a neighbourhood park, and Sembawang Mart, which houses a supermarket, food court, and retail shops. In the future, residents can look forward to additional facilities, such as a Neighbourhood Centre, a 1-hectare park with playgrounds and fitness stations, and an extensive network of cycling paths and walkways.
Sembawang Beacon marks the first step in HDB’s plans to transform Sembawang North. “When fully developed, homes in Sembawang North will be well-served by a comprehensive range of amenities, green spaces, and public transport,” says HDB.
“Given that it’s about a 15-minute walk to Sembawang MRT station and the upcoming Neighbourhood Centre, this project is highly likely to be classified as Standard flats,” notes Eugene Lim, key executive officer of ERA Singapore.
Lim points out that the last BTO project launched in Sembawang was in November 2020, namely Sun Sails at Sembawang Crescent, and expects some pent-up demand for the upcoming launch of Sembawang Beacon.
“Taking a cue from the previous BTO launch, we expect the five-room flats to see stronger demand compared to other flat types,” he adds.
