From humble beginnings to award-winning realtor: Pristine Lim shares her journey of passion, purpose and perseverance

For real estate agent Pristine Lim, her natural ability to lend a close listening ear to her clients has reaped dividends. By taking the time and effort to uncover her clients’ goals, Lim is able to provide strategic advice that paves the way for them to fulfil their housing aspiration.

Lim does not shy away from clients who face difficulties in selling their properties or challenges in achieving their property goals. To her clients who go to her for a consultative ‘checkup’, she provides insightful recommendations to help them navigate their property ownership or investment journey with confidence and ease.

With her excellent track record, it is no surprise that Lim easily wins over her clients’ hearts. She says: “Most of my clients are referrals from past clients who were satisfied with my service and negotiation skills in transacting their properties, including some who had been rejected by other agents.”

Being resourceful to meet customers’ needs

A past client comprising a family of six had aspired to live in a landed property but were told by several agents that it was impossible. These agents promoted their new launch projects instead. After meeting the family to understand their needs, Lim proposed a plan to restructure the couple’s asset portfolio by selling off their investment properties for more liquidity.

The efficient Lim sold off their investment property, a one-bedroom-plus-study condominium unit, within 13 days and, with the help of their eldest daughter, secured a loan with a longer tenure for a five-bedroom landed property.

“The family was ecstatic to finally be able to live in their own landed property after staying in a rented property. They were amazed with how I managed to help them progress up the property ladder when so many other agents have failed,” shares Lim.

“Real estate is not just about transactions, it is about understanding your customer’s dream and finding ways to help them fulfil it,” she adds.

Another client in the construction business had aimed to buy a freehold three-bedder but faced difficulties with the ones recommended by their previous agents as the quality did not meet their expectations. Entered Lim, who presented statistical data and an exit strategy along with her recommendation to buy a leasehold property instead.

“I convinced my client to buy a 99-year leasehold condominium unit with good appreciation potential even though they preferred a freehold property initially,” she says.

Lim’s positive vibes, customer-centric skills and can-do attitude were honed from her wealth of experience. She began working during her teenage years in various fields, from running a home-baking business to events management, to support her young family. She also worked in pharmaceutical sales for a decade and juggled her role as a realtor part-time.

Now, Lim is a full-time realtor and a mother of four children aged 17, 14, seven and two years old. Lim’s prolific performance has won numerous accolades with ERA including the Rising Millionaire Award in 2022 and 2023 as well as Millionaire Award in 2024. She is also the Top 7 Resale achiever in ERA Pre-eminent Group in 2024 and has consistently been placed among the Top 50 achievers in ERA.

She has carved a niche in the sale of HDB flats, condominiums, landed properties,  commercial and industrial properties which is also the specialty of her husband and real estate partner, Jensen Lee, an award-winning Division Director at ERA and founder of Jensen Lee Division. The husband-and-wife team successfully transacts as many as over 100 deals every year.

Always up-to-date with ears on the ground

Given the dynamic nature of the industry, Lim and Lee are constantly learning about the latest developments to equip their customers with the most updated market information. This includes data analysis and research which Lee is adept at, providing value-added services to businesses for their investment portfolios and valuable advice to other clients.

“I advise my clients to give greater priority to their families and lifestyle needs when deciding on the property they can buy or invest in. For instance, proximity to schools is important for families with school-going children,” she shares.

For customers who wish to invest but have families to support financially, her advice is to consider investing in commercial and industrial properties without additional buyer’s stamp duty (ABSD) that hence carry a lighter financial load compared to residential properties, to avoid overstretching themselves.

As someone who has benefited from upgrading from an HDB flat to her existing landed property, Lim sees much potential for HDB upgraders. She explains: “As the majority of Singaporeans live in HDB flats, there is a lot of potential for me and my team to serve clients in that sector.”

Lim also makes forecasts on the growth prospects of new towns such as Tengah estate which she believes resembles Punggol in its early stage of development with few amenities. Today, Punggol is a highly sought-after housing estate well served by the MRT network and the opening of the Punggol Digital District, says Lim, whose first HDB flat was in Punggol.

“We look into the growth potential of the areas based on the long-term development plans by the government, and we advise our clients to help them make their purchasing decision,” says Lim.

Lim, who holds a diploma in biomedical science, had studied for her degree in business in the evenings, after she tucked her young children to bed at 8.30pm, a daily schedule that she still abides by. Her mother-in-law and a helper support her in taking care of the household and her four kids.

In celebration of International Women’s Day, Lim credits her tenacity to her mother who inculcated in her the importance of working hard and good habits as well as entrepreneurial skills – her parents run a lion dance troupe.

Lim is glad that her entrepreneurial ways and diligence have rubbed off on her eldest daughter, who topped her school in her GCE O-Level results and sold self-baked pineapple tarts during the recent Lunar New Year period.

Lim also attributes her success to the guidance of her real estate mentors, Alex Lim, Daniel Phua and Jensen Lee. As the top recruiter in 2024, she hopes to continue to attract young talents who are hungry to learn to join her team where she and her husband will provide a full range of learning opportunities.
