A freehold semi-detached house at Paya Lebar Crescent will be on the block at SRI’s upcoming property auction on June 25. The three-storey property is under an owner’s sale, with a guide price of $6.88 million. As the house sits on a 4,496 sq ft lot, the guide price translates to $1,530 psf on the land area.

The first floor of the 10-bedroom house has a living hall, a guest powder room, and a separate dining area connected to dry and wet kitchens. An en suite bedroom and a study room are also on the ground floor, along with a backyard that connects to a helper’s room.

Nearby primary schools include Cedar Primary School, Xinghua Primary School, Yangzheng Primary School, and Zhonghua Primary School. Other schools in the vicinity are St Gabriel’s Secondary School, Maris Stella High School, Bartley Secondary School, and Nanyang Junior College.

The area is close to Bartley MRT Station on the Circle Line and Serangoon Interchange on the North-East and Circle Lines. Serangoon interchange is connected to Nex shopping mall.

Based on URA caveats, the most recent sale of a semi-detached house at Paya Lebar Crescent occurred last December when a 5,824 sq ft freehold plot changed hands for $5.78 million ($992 psf). Another semi-detached house fetched $5.7 million ($1,266 psf) when the 4,502 sq ft freehold site was sold in March 2024.

Other sales involve terraced houses such as a 1,622 sq ft plot that fetched $3.8 million ($2,343 psf) on May 2. Another terraced house on a 2,111 sq ft site transacted for $3.6 million ($1,705 psf) in October last year, while a property on a 3,832 sq ft site changed hands for $3.14 million ($819 psf) also in October.
