
Freehold project Jervois Prive topped the list of apartments and private condos that set new price records between April 4 and April 8. The boutique project recorded a new price peak of $3,313 psf when a 1,464 sq ft, four-bedroom unit on the fifth floor fetched $4.85 million on April 8.
The new record marks a 2.9% premium over the previous price high of $3,229 set in July 2023 when a 1,109 sq ft, three-bedroom unit on the fourth floor, was sold by the developers for $3.58 million.
The four-bedroom unit sold on April 8 was also the most expensive unit to change hands at Jervois Prive by absolute price. The former record was held by a similarly sized 1,464 sq ft, four-bedroom unit one floor below that sold for about $4.64 million ($3,168 psf) in July 2023.

The recently sold unit was the first transaction to take place at the freehold development this year. Last year, Jervois Prive recorded two transactions — a two-bedroom unit was sold for $2.13 million ($3,002 psf) in June 2024 and a three-bedroom unit for $3.37 million ($3,040 psf) in November 2024.
Completed in 2023, Jervois Prive consists of 43 residential units housed within a five-storey block. The units are a mix of one- to two-bedroom units from 549 sq ft to 732 sq ft and three- to four-bedroom units from 1,109 sq ft to 1,464 sq ft.
The development’s communal facilities include a 25-meter lap pool, a jacuzzi, two gyms, and a barbecue pavilion.
Jervois Prive is located along Jervois Road in prime District 10. It is about 600m away from Redhill MRT Station along the East-West Line. Schools within a 2km radius from the project include Alexandra Primary School, Queenstown Primary and Secondary Schools, Gan Eng Seng Primary and Secondary Schools, River Valley Primary School and Crescent Girls’ School.

In second place for the week in review was Tresalveo, a freehold project at Marymount Terrace. It recorded a new high of $2,008 psf. The new record price resulted from the sale of a 1,001 sq ft, two-bedroom unit on the 14th floor for $2.01 million on April 7.
The previous price high of $1,981 psf was a year earlier in April 2024, when a smaller 980 sq ft, two-bedroom unit on the fifth floor was sold for $1.94 million.
The unit sold on April 7 was also the first unit to change hands at Tresalveo this year. Last year, the development saw three transactions at an average price of $1,905 psf. By absolute price, the most expensive unit sold last year was a 980 sq ft, two-bedroom unit on the fifth floor that changed hands for $1.94 million ($1,981 psf).
Prices at Tresalveo have been steadily increasing for the past few years. Last year, the average price of units at the project was $1,854 psf — based on a 12-month rolling average tabulated by EdgeProp Singapore. It marks a 3.2% y-o-y increase from the average price of $1,796 psf recorded the year before.
Completed in 2012, Tresalveo is a 176-unit freehold condo located along Marymount Terrace in District 20. The project contains a mix of one- to two-bedroom units from 592 sq ft to 1,130 sq ft and three- to four-bedroom units from 1,528 sq ft to 2,476 sq ft.
Tresalveo is within walking distance of two MRT Stations — Marymount MRT Station and Bishan MRT Interchange — which provide access to the Circle and North-South Lines.
Primary schools in the area include Catholic High School (Primary Section) along Bishan Street 22, Kuo Chuan Presbyterian Primary School along Bishan Street 13, Marymount Convent School along Marymount Road, Teck Ghee Primary School along Ang Mo Kio Street 32 and Ai Tong School along Bright Hill Drive.

Rounding off the top three condos to see new price peaks is Parbury Hill Condominium. The freehold project seized the third-place spot by reaching a new price high of $1,825 psf. The record price came from the sale of a 1,206 sq ft, three-bedroom unit on the third floor that sold for $2.2 million on April 8.
The new record surpasses the previous record of $1,742 psf by 4.8%. The previous record price was set last October when a larger 1,464 sq ft, three-bedroom unit on the second floor changed hands for $2.55 million.
The unit sold on April 8 was the second apartment at Parbury Hill to be sold this year. On March 27, a 904 sq ft, two-bedroom unit on the third floor fetched $1.55 million ($1,714 psf).
