A freehold detached house located along Lim Tai See Walk was on the block for $18.8 million at Knight Frank’s most recent auction on March 27. The six-bedroom property was built on a plot spanning 8,553 sq ft, reflecting a land rate of $2,198 psf.

The house has a built-up area of about 5,000 sq ft. It houses a combined living and dining area on the first floor along with a kitchen, granny room, helper’s room, storeroom, common bathroom and yard. The property also has a swimming pool, garden and a parking area that can accommodate five cars.

The upper floors house the bedrooms, including the master bedroom with an attached en suite, a family area and a common bathroom.

An owner’s sale, this was the second time that the property was offered for sale via auction. The house first appeared at Knight Frank’s property auction in February, listed at the same guide price. However, the property was withdrawn as there were no bids.

The house will be sold with an existing two-year tenancy agreement, which expires in December of this year. Currently, the property generates about $20,000 per month in rental income.

According to EdgeProp Singapore’s Inspector tool, the property was part of a much larger land plot spanning 15,694 sq ft when it last changed hands in 1996. A year before that, the owners received written permission to subdivide the plot into three parcels.

“It is common for larger landed plots to be subdivided into smaller parcels for inheritance or development purposes,” says Sharon Lee, head of auction and sales at Knight Frank Singapore.

As a result, the property up for auction is set back from Lim Tai See Walk by about 30m with access to the property facilitated via a long driveway.

“After living in the house for many years, the owners have decided it’s time to divest the asset,” says Lee.

The property sits within a mixed-landed housing enclave bounded by Sixth Avenue and Coronation Road West in District 10, adjacent to Good Class Bungalow areas such as Queen Astrid Park and Bin Tong Park.

According to URA caveats, the last freehold detached house to change hands in the area was a three-storey property along Coronation Road West. Spanning a land area of 4,213 sq ft, the property was sold on Jan 25 for $9.8 million, reflecting a land rate of $2,326 psf.

Freehold property prices in the area have increased in recent years. In 2024, two detached houses were sold at an average price of $2,081 psf — up from the average price of $1,902 psf recorded across three transactions in 2023.

Several schools are located within a 2km radius of the property, including Henry Park Primary School, Methodist Girls’ Primary School, Nanyang Primary School, and Raffles Girls’ Primary School.

The home is also a short drive from retail and F&B options that can be found at One Holland Village along Holland Drive and The Star along Vista Exchange Green.
