
Freehold condo Sanctuary@Newton topped the list of apartments and private condos that set a new psf-price record during the week of March 23 to March 28. The development achieved a new price high of $2,841 psf when the developers sold a 1,206 sq ft, four-bedroom apartment on the 11th floor for $3.43 million on March 26.
The new record price inched past the previous record of $2,835 psf. The former record was set in July 2024 when a 1,216 sq ft, four-bedroom unit on the floor above was sold for about $3.45 million. By absolute price, it was also the most expensive unit sold at Sanctuary@Newton to date.
Prior to March 26, the most recent unit to change hands at the boutique condo was an 807 sq ft, two-bedroom unit that fetched $2.25 million, or $2,787 psf, on March 8. The unit is also the only two-bedroom unit to have been sold at the project to date.

Sanctuary@Newton is an upcoming 38-unit boutique condo located along Surrey Road in prime District 11. The condo is a single-tower development with a mix of two-bedroom units spanning between 775 sq ft and 807 sq ft, three-bedroom units spanning 1,023 sq ft to 1,055 sq ft and four-bedroom units spanning 1,130 sq ft to 1,249 sq ft.
According to URA records, developers have sold 14 units (36.8%) at an average price of $2,687 psf since the project launched for sale in June 2023. Construction is expected to be completed later this year.
Sanctuary@Newton is within walking distance of two MRT Stations — Newton MRT Interchange and Novena MRT Station — which provide connectivity along the Downtown and North-South Lines.
Several schools are also located within a 2km radius, including Anglo-Chinese School (Junior) along Winstedt Road, Anglo-Chinese School (Primary) along Barker Road, St Joseph’s Institution Junior along Essex Road, St Margaret’s School (Primary) along Sophia Road and Singapore Chinese Girls’ Primary School along Dunearn Road.

Fellow freehold development, Arthur 118, took the silver medal during the week in review by hitting a new price high of $2,417 psf. The new record was set on March 26, when a 1,001 sq ft, three-bedroom unit on the 15th floor was sold for $2.42 million.
The new price high of $2,417 psf marks a 24% increase over the previous record of $1,948 psf. The former record was set in October 2023 when a similarly sized 1,001 sq ft, three-bedroom unit on the eighth floor was sold for $1.95 million.
The unit sold on March 26 was the first to change hands at the boutique development in over 15 months. By both absolute and psf-price, it is the most expensive unit to change hands at Arthur 118 to date.
The unit sold in October 2023 was the only transaction at the condo that year. According to URA caveats, three units were sold at Arthur 118 in 2022, fetching an average price of $1,886 psf.
Completed in 2006, Arthur 118 is a 55-unit freehold condo located along Arthur Road in District 15. The 17-storey, single-tower development houses a mix of one- to three-bedroom units ranging from 926 sq ft to 1,023 sq ft. The condo also has four penthouse duplexes with rooftop terraces spanning 1,399 sq ft to 1,819 sq ft in size.
The property is less than 300m from Katong Park MRT Station along the Thomson-East Coast Line. The station opened for passenger service in June last year as part of the line’s stage 4 development.
Several major motorways nearby also provide connectivity, including the East Coast Parkway (ECP) via the Tanjong Rhu Flyover and the Kallang-Paya Lebar Expressway (PKE) via Mountbatten Road.
Schools within 2km of the development include Kong Hwa School, Tanjong Katong Primary and Secondary Schools, Tanjong Katong Girls’ School and Dunman High School.

Lastly, freehold condo Meyer Residence took third place among projects that saw new price highs during the review period, with a new peak of $2,309 psf. The new record was set when a 904 sq ft, two-bedroom unit on the fifth floor was sold for $2.09 million on March 24.
The sale skims past the previous record $2,301 psf set in April last year when a 1,066 sq ft, two-bedroom unit on the 15th floor was sold for $2.45 million. It was also the last unit to transact at the development.
Barely any units have changed hands at Meyer Residence in the last few years. Prior to the sale of the 15th-floor unit in April 2024, the last unit to change hands at the condo was in July 2022 when a 1,152 sq ft, three-bedroom unit was sold for $2.5 million ($2,171 psf). In total, five units were sold in 2022 at an average price of $2,033 psf.
Completed in 2009, Meyer Residence is a 68-unit freehold development in District 15. The development consists of a single residential tower beside a multi-storey carpark. It houses a mix of two- and three-bedroom units from 904 sq ft to 1,152 sq ft in size.
Situated along Meyer Place, Meyer Residence is located about 100m from Katong Park MRT Station along the Thomson-East Coast Line. Schools within 2km of the development include Kong Hwa School, Tanjong Katong Primary and Secondary Schools, Tanjong Katong Girls’ School and Dunman High School.
