Freehold condo Claydence hits new peak of $2,351 psf

The sale of a two-bedroom unit at Claydence topped the list of condos that achieved a new psf-price high between April 28 and May 2. The 786 sq ft unit on the second floor was sold for about $1.85 million, resulting in a new price peak of $2,351 psf at the freehold project.

The latest transaction narrowly surpasses the previous record of $2,349 psf set earlier this year when a 1,313 sq ft, three-bedroom unit on the third floor fetched about $3.09 million in April. In terms of absolute price, the unit sold in April was also the priciest unit to change hands at the development.

Slated to complete in April 2026, Claydence is a 28-unit freehold condo developed by Hong How Land, a 60-40 joint venture between Hong How Corp and Marrion Capital. It houses one- to three-bedroom apartments from 614 sq ft to 1,313 sq ft. The project also features four duplex penthouses, ranging in size from 980 sq ft to 2,185 sq ft.

Since launching for sale in February 2023, developers have sold eight units (28.6%) at an average price of $2,308 psf.

Claydence is located at the intersection of Still Road and Koon Seng Road in District 15. The closest train station to the property is Eunos MRT Station along the East-West Line, about 800m away. 

In addition, several schools are within a 2km radius of the condo, including CHIJ (Katong) Primary, CHIJ Katong Convent, Ngee Ann Primary School, Kong Hwa School, Tanjong Katong Primary and Secondary Schools, and Tanjong Katong Girls’ School.

Meanwhile, the sale of a two-bedroom unit at Viz at Holland placed the condo next on the list of condos that achieved a psf-price high. The 861 sq ft unit on the sixth floor was sold for about $1.81 million on May 2. The sale resulted in a new price high of $2,150 psf at the freehold condo.

This new peak surpasses the previous high of $2,048 psf set in January, when a larger 947 sq ft, two-bedroom unit on the eighth floor was sold for $1.94 million.

Another resale transaction was recorded on May 2. A 1,259 sq ft, three-bedroom unit on the fourth floor fetched $2.42 million, or $1,922 psf. By absolute price, it is the most expensive unit sold at Vis at Holland so far this year, though by-psf price, it is also the most affordable.

Based on property sales data tabulated by EdgeProp Singapore, the average price of resale units transacted at Viz at Holland this year is $2,025 psf across three transactions. This represents a 15.7% increase over last year’s recorded average of $1,750 psf across seven transactions.

Completed in 2008, Vis at Holland is a 12-storey condo located along Queensway, off Holland Road in prime District 10. The freehold project comprises 165 units, a mix of one-bedroom units (495 sq ft), two-bedroom units (818 sq ft to 1,227 sq ft), two-bedroom-plus-study units (947 sq ft to 1,679 sq ft), and three-bedroom units (1,259  sq ft to 1,927 sq ft). The condo also offers 12 penthouses spanning between 2,390 sq ft and 2,648 sq ft.

Coming in third on the list of condos that achieved a new psf-price high is The Centris, the 99-year leasehold project along Jurong West Central 3, where a 1,066 sq ft, three-bedroom unit on the 14th floor was sold for about $1.83 million. The sale set a new price high of $1,713 psf.

The previous price peak of $1,689 psf was set last year when a similar 1,066 sq ft, three-bedroom unit one floor above sold for about $1.8 million in March 2024. In terms of absolute price, the most expensive unit to change hands at the project was a 2,045 sq ft, four-bedroom unit that sold for $2.48 million ($1,213 psf) in May of last year.

In 2024, the condo recorded 13 resale transactions at an average price of $1,489 psf. It marks an 11.2% y-o-y increase from 2023, which saw 18 resale transactions at an average price of $1,339 psf. So far this year, The Centris has seen seven transactions at an average price of $1,395 psf. 

The Centris is a 610-unit condo integrated with Jurong Point shopping centre, Boon Lay Bus Interchange and Boon Lay MRT Station, which serves the East–West Line and the upcoming Jurong Region Line. It is the only private condominium in an area predominantly composed of HDB flats.

Shared facilities at the condominium include a 50m pool, jacuzzi, fitness stations, multi-purpose court, amphitheatre, putting green, gym, playground and barbecue pavilions.

No new psf-price lows were recorded during the period under review.
