From 20-year-old property investor to cross-border portfolio of over 10 SG & China properties
Native Chongqing, China, Zeng began her property investment journey at the young age of 20. Demonstrating an entrepreneurial spirit and an astute eye for opportunities, she built and managed a diverse portfolio exceeding 20 properties at her peak. These holdings spanned Chongqing and Shanghai, including prestigious luxury developments such as Xintiandi and Tiandi, properties developed by Hong Kong-listed Shui On Land.
Her early successes include selling a property to her sister at a 50% discount, which still yielded a fourfold return. Several other properties appreciated substantially, some growing tenfold. These wins bolstered her confidence and laid the foundation for her methodical, ROI-driven investment approach.
Today, Zeng owns over 10 properties across Singapore and China, with the majority situated in Singapore. Her portfolio comprises a mix of condominium units, landed homes, and commercial properties such as shops/shophouses. These assets are strategically located across key areas including city fringes, the CBD, and Chinatown. Coffee shop sold at 100% above valuation, D.9 condo sold 25% above valuation
Just two years into her career, Zeng sold two adjoining coffee shop units at Northlink Building, Sembawang, to listed F&B giant Chang Cheng Group, led by founder Ricky Kok. The group, which operates over 200 outlets, paid $5 million — doubling the $2.5 million valuation and breaking market records.

In 2016, Zeng sold a penthouse at The Laurels (District 9) for $9 million — achieving 25% above valuation on behalf of a former CEO of a listed company. She also closed a premium deal for a three-bedroom unit at the freehold Regency Park condominium (District 10), securing $6.6 million.

Zeng specialises in high-end residential properties, with emphasis on luxury condominiums, landed homes, and Good Class Bungalows (GCBs). Other notable listings include a prestigious GCB on Grange Road (District 10) priced at $26 million and a three-storey residential shophouse on Sturdee Road (District 8) priced at $10 million.
She recently sold a freehold semi-detached house in Changi (District 18) for $3.88 million, exceeding valuation by up to 18%. Zeng’s portfolio spans multiple districts and property types, demonstrating expertise in both residential and commercial markets. She has closed numerous deals involving condominiums at Citylights (District 8), HDB shops in District 16, and shophouses in Tanjong Pagar (District 2). Her consistent ability to command above-market prices, combined with deep market knowledge, sets her apart as one of Singapore’s leading real estate professionals.

RMB 2 mil gift for parents’ retirement & SG landed home with 100% capital appreciation
Beginning as a young entrepreneur, Zeng supported her family and helped fund her sisters’ homes while rising as an ERA Top New Achiever. Recently, she fulfilled a decade-old promise by gifting RMB 2 million to her parents and RMB 300,000 to her three sisters — funded by profits from selling two units in Chongqing’s Tiandi development. This milestone marked the realisation of a long-term strategic plan to support her family.
Zeng moved to Singapore in 2003 to earn a BA (Hons) from the University of Portsmouth. Inspired by news of million-dollar commissions, she joined ERA Realty in 2008 amid the global financial crisis. Within three months, she earned recognition as a Top Rookie and Top 20 Achiever, and by year-end was first runner-up among New Achievers and ranked in the Top 50. Since then, Zeng has closed over 800 deals, including significant volumes in key developments, maintaining her position as a leading agent.

Zeng’s business acumen shapes her investment strategy, which focuses on achieving strong ROI and portfolio diversification. She invests in retail and commercial properties, including HDB shops and strata units in CBD, Chinatown, and Geylang. Some shops were leased to KTV operators, yielding high returns. Her Geylang property, initially challenging to finance, ultimately proved highly profitable with rental rates doubling over 15 years.
Her experience includes navigating market downturns. For instance, she had a Chinatown retail shop tenant who abruptly broke the lease during the Covid-19 pandemic. Zeng quickly secured a new tenant at a much higher rental rate shortly after, demonstrating her market foresight.
She also owns a sea-view apartment at International Plaza, which she converted to office use, achieving $5,000–$5,500 per month in the decade before Covid-19, which was 30%–40% above market rents at the time. Later, she converted the apartment back to residential use, securing $6,500 per month in rent, compared to $3,500–$4,500 nearby. “As an investor, ROI is key,” she notes. “We monitor rapid market changes and adapt accordingly.”
In 2016, Zeng strategically purchased a three-storey, 999-year leasehold landed home in Pasir Ris for $1.75 million — $600,000 below valuation, approximately 25% below market value —during a market lull caused by additional buyer’s stamp duty (ABSD) and cooling measures. She sold two smaller units to focus on larger properties, including this landed home, which has nearly doubled in value by 2025, in less than 10 years.

Covid-19 contribution & leadership
During the peak of the Covid-19 pandemic, Zeng applied her leadership and strategic acumen beyond real estate by stepping into a national healthcare role. She used her investor mindset — focused on strategy and execution — to support Singapore’s pandemic response. She was GM and shareholder of Acumen Diagnostics, a joint venture with SGX-listed Q&M Dental Group and biotech firm ARL. Acumen was awarded the Covid-19 Resilience Certificate by then-Prime Minister Lee Hsien Loong.
Zeng remained tireless in her efforts until the Covid-19 outbreak was controlled and Acumen was listed under Q&M Aoxin. During this time, she also managed long-term property clients before returning full-time to real estate.
