CapitaLand Development’s LyndenWoods transforms Singapore Science Park into a holistic work-live-play precinct

The anticipated launch of LyndenWoods, a new condominium at Science Park Drive by CapitaLand Development (CapitaLand), heralds a milestone transformation of the established precinct into a holistic work-live-play enclave in District 5.

The 343-unit LyndenWoods is the first private residential development to break ground in the 55ha Singapore Science Park.

Leaning on its expertise as one of Singapore’s leading real estate developers, CapitaLand has shaped and nurtured the research and innovation precinct as master developer and owner-operator for the past four decades. Residents of LyndenWoods will be part of a vibrant community and work-live-play ecosystem. The area is already home to comprehensive amenities, boasting convenient access to public transport options and placemaking activities curated by CapitaLand.

A holistic work-live-play precinct

The recent completion of Geneo, a lifestyle and business hub next to LyndenWoods, made headlines and took social media by storm when it was officially unveiled to the public in April. The spectacular architecture of its central event plaza, framed by the cathedral-inspired 25m engineered timber columns holding up its high ceiling, soon became one of the latest attractions in the city-state, making Geneo a new lifestyle destination.

The business park cluster Geneo, adjacent to LyndenWoods, is a landmark lifestyle destination in Singapore Science Park.

Spanning 1.9 million sq ft, Geneo is a business park development featuring five Grade-A buildings, the 250-unit Citadines Science Park Singapore, over 39,000 sq ft of retail and F&B options, and lifestyle amenities. Some standout brands include Swensen’s Unlimited, the new-to-market café Olive & Peach, a Makan Street foodcourt, Taiwanese eatery Xi Men Jie, Great Nanyang Heritage Café, Yang Guo Fu Mala Tang, and Ha-Jun Korean Restaurant.

Geneo signifies the completion of the first transformational phase of Singapore Science Park by CapitaLand, and the anticipated launch of LyndenWoods capitalises on the area’s ongoing vibrancy supported by a curated pipeline of placemaking activities by CapitaLand.

Residents of LyndenWoods will directly benefit from the amenities and facilities at neighbouring Geneo, which is also their public transport gateway. A sheltered pedestrian walkway will link LyndenWoods to Geneo, which in turn is directly connected to Kent Ridge MRT Station on the Circle Line. Residents can look forward to a comfortable, weather-protected stroll home in just six minutes when travelling by train.

It is a six minute walk to Kent Ridge MRT station from LyndenWoods.

Kent Ridge MRT Station is one stop from one-north Station and two stops from Buona Vista Interchange, which also serves the East-West Line. For those who drive, a direct road link to the Ayer Rajah Expressway means the CDB is just a short 10-minute drive away.

At the doorstep of nature and greenery

Given the absence of new private residential developments in the area in recent years, LyndenWoods offers a first-mover advantage for buyers keen to capitalise on the area’s liveability, proximity to nature, and ready catchment of tenants at nearby institutions.

Residents of LyndenWoods will be at the doorstep of the Southern Ridges, a 10km trail featuring the hilly parks of Mount Faber, Telok Blangah Hill, Kent Ridge Park, and Labrador Nature Reserve. In addition, proximity to HortPark links residents to the Round Island Route, a 150km park connector network around Singapore.

The easy accessibility to these green spaces will appeal to residents who enjoy the outdoors, families with young children, as well as those with pets.

Within LyndenWoods, residents can enjoy a full suite of amenities and facilities, including a recreational tennis court and a pickleball court — a first for a condo in the Greater one-north district; it is rare to see the inclusion of a pickleball court among private residential developments in Singapore, even as the sport gains popularity in recent years.

Those looking to host gatherings and parties can make use of the Social Lounge and Function Room in Lynden Club — the residents’ clubhouse. Other facilities and amenities include a 50m infinity lap pool, an outdoor fitness zone and a co-working lounge. There is also a variety of green spaces such as an Aroma Garden, allotment gardens, a Forest Playground for children, a sweeping Amphitheatre Lawn, and a Canopy Walkway.

Pet owners, who often struggle to find dedicated spaces for their pets to roam freely, can bring their furry friends to play and exercise in the enclosed Pets’ Park within the development.

Pet owners will appreciate the enclosed Pets’ Park as a safe space for their pets to let loose.

For investors, the condo’s proximity to the Kent Ridge campus of National University Hospital (NUH) and National University of Singapore (NUS) offers a large pool of potential tenants, including academics and other white-collar professionals. In addition, several multinational corporations have set up research offices and development sites throughout Singapore Science Park I & II — this means a resident population of over 12,000 working professionals.

Spacious units with bespoke features

LyndenWoods offers a range of two- to four-bedroom units measuring from 635 to 1,647 sq ft. The development also provides car park lots for approximately 70% of the residential units – a much higher percentage compared to other new private residential projects in the Greater one-north precinct.

The development features a distinctive point-block design with sky terraces on each floor. This means each unit is essentially a corner unit, optimised to let in more natural light while enhancing overall airflow and ventilation. Each residential tower comprises two lift cores, with no more than four units serviced directly by each lift.

Each of the residential towers will be constructed in a dual-point block design with landscaped sky terraces on each floor.

Each unit at LyndenWoods has been thoughtfully designed without the constraints of prefabricated prefinished volumetric construction (PPVC), giving homeowners greater flexibility to reconfigure their spaces to suit evolving family needs.

The developer has also prioritised more functional and well-proportioned unit layouts, offering a refreshing alternative to the increasingly compact unit sizes seen in many new launch projects on the market. Thus, units at LyndenWoods are ideal for long-term owner-occupation.

Two-bedroom units range from 635 to 721 sq ft, with two bedroom-plus-study units from 850 to 883 sq ft. Meanwhile, three-bedders range from 1,023 to 1,066 sq ft.

For buyers seeking generous living spaces, LyndenWoods offers three-bedroom-plus-guest premium units of 1,292 sq ft. These units are ideal for growing families or those who need a dedicated home office.

The four-bedroom premium units, at an expansive 1,647 sq ft, are the most spacious units available at the development. They feature a gourmet kitchen island counter with a breakfast nook and a private lift lobby.

Some of the bespoke features included with the units are LED lights, a living room ceiling fan, a concealed induction hob in the kitchen, and Ziptrak acoustic blinds in the balcony.

Premium units such as the three-bedroom-plus-guest and the four-bedroom premium will offer large-format sintered stone slab floors and bespoke telescopic kitchen sliding doors. Specifically, the kitchen of the four-bedder comes with a built-in breakfast ledge with expansive sea-facing views and an additional gas stove to accompany the concealed induction hob.

Prospective buyers are invited to visit the experiential sales gallery to discover the vibrant lifestyle awaiting them at LyndenWoods.
