
A three-room HDB flat at 406C Northshore Drive was recently sold for $638,000 ($885 psf). The 721-sq ft flat is located on the 19th to 21st storey. It is part of Northshore Residences I in Punggol, which was launched under the Build-To-Order (BTO) exercise in May 2015.
Northshore Residences I comprises five residential blocks and features a total of 588 flats. It is located adjacent to Northshore Residences II, which was launched as part of the same BTO exercise. Northshore Residences II is a larger project, comprising seven residential blocks with 814 flats. Both projects offer a mix of two-room to five-room flats.
406C Northshore Drive is within walking distance of Samudera LRT Station, Northshore Plaza I, Northshore Plaza II and Northshore Primary School (see Map 1).

As the owner has just fulfilled their minimum occupation period (MOP), the subject flat has a long remaining lease of approximately 94 years.
So far this year, only three three-room flats in Punggol have transacted for at least $600,000 (see Table 1). The other two flats are part of Waterway Cascadia, located near Sumang LRT Station, which is only two LRT stops away from the subject flat.

The flats along Punggol Way fetched lower prices compared to the subject flat, possibly due to their shorter remaining leases of approximately 92 years. However, both flats (732 sq ft) are slightly larger than the subject flat (721 sq ft).
The flats along Punggol Way also enjoy access to numerous nearby amenities, including Punggol Cove Primary School, Valour Primary School, Yusof Ishak Secondary School, and Waterway Point (see Map 2).
