
A four-room HDB flat at 445B Clementi Avenue 3 was recently sold for $1.28 million ($1,279 psf). The 1,001-sq ft unit, located on the 34th to 36th storey, is part of Clementi Crest. The flat has a long remaining lease of approximately 94 years, as the owner has just fulfilled the minimum occupation period (MOP) of five years.
Unsurprisingly, the long remaining leases of flats in Clementi Crest have given a boost to their prices. Last month, another four-room flat in Clementi Crest was sold for $1.18 million ($1,179 psf) (see Table 1). This transaction represents the second-highest price achieved for a four-room flat in Clementi.

Clementi Crest was launched as part of a Build-to-Order (BTO) exercise in May 2015. The project comprises two blocks with a total of 385 four-room and five-room flats.
Nearby amenities include Clementi MRT Station, Clementi Bus Interchange, Grantral Mall @ Clementi, Clementi Primary School, Pei Tong Primary School, Clementi Town Secondary School, Clementi Sports Centre and Swimming Complex, and Clementi Stadium (see Map 1). Additionally, Clementi MRT Station is slated to become an interchange station upon the completion of Phase 2 of the Cross Island Line in 2032.
