At the heart of Tan’s recruitment strategy is a structured, 15-week training programme designed to immerse new agents, whether fresh graduates or seasoned professionals, in the niche of landed property.
“Selling landed property isn’t like selling condos or HDBs. The stakes are higher, the clients are savvier, and the knowledge and skills you need goes deep,” Tan explains. “We give our agents that depth through a mix of classroom, on-site, and real-world case study training.”
The 15-week programme is open to both new and experienced agents and is conducted in a small-group setting, often with a 3:1 mentor-to-trainee ratio — or even an entire team rallying around one new agent. This hands-on approach is one of the reasons behind the team’s high success rate and consistent top performance.
Through the programme, new agents learn the art of selling and negotiating while earning at the same time. Over two decades, LANDED7772 has worked with numerous developers and served clients through three generations with its professional consultancy, achieving record-breaking transactions.
“Our goal is to set agents up for longevity,” Tan says. “That means giving them the skills to thrive, not just survive, in the industry.”

Leadership rooted in service
Tan’s leadership style is anything but conventional. With a leadership background in both banking and the military, he combines the discipline of command with a mentor’s empathy.
“Leadership is a big word everyone uses. To me, it simply means walking the talk and empowering the team to actualise their potentials, and creating trust through consistency, presence, and action,” says Tan, who holds the rank of Major (NS) in the Singapore Armed Forces.
“Every agent is different. Some need structure. Some need space. Some need a little push. My job is to know which — and when.”
His approach is both practical and compassionate. One standout example was an inexperienced agent who struggled at first with confidence and client communication. “Through weekly task empowerment and close guidance when conducting actual on-site appointments, the trainee was able to slowly gain confidence and overcome his challenges. Today, he is one of our consistent performers.”
Tan credits much of his leadership style and success to his own mentor, the industry landed veteran Teresa Tan.
“Through step-by-step hand-held guidance, she’s instilled in me the importance of becoming the right kind of person first — because only then can you become the right kind of leader.
“Teresa often reminds me, ‘you can be a successful leader, but to truly be the right kind of leader, you must understand the importance of gratitude — and always remember the sources that have helped you get where you are today’,” Tan says.

Handling the hard stuff
The landed property market can be complex. Tan recalls one intricate transaction involving four interlinked landed deals that required months of coordination and negotiations.
“When handling back-to-back cases, the accuracy of timeline handling and contingency planning is extremely crucial. Such cases are challenging, but the appreciation from the clients makes the effort all worthwhile.”
Such experiences are shared regularly within the team so that everyone can learn from them.
Work-life balance is also key to the team. Volunteer work is encouraged, and team members frequently participate in community service initiatives together.
Personal financial wellness and wealth-building is another recurring theme. Tan advises his team, especially the rookies, on sustainable spending, investment and the importance of not falling into the trap of lifestyle inflation when commission checks come in.
“I tell my agents: Save during the good times instead of spending mindlessly. Invest back into the business, learning, and yourself. Real estate can be a lifelong career if you play it smart.”
