Experienced realtor Lucy Wu goes the extra mile to ensure a smooth relocation to Singapore. From guiding company registration and securing top school placements for children to finding prime office spaces and ideal residential properties, she is committed to making every transition seamless.

In addition to facilitating relocation, she has also carved out a niche in strategic asset allocation, assisting clients in optimising their investment portfolios within Singapore’s robust property market.

Wu adds: “By evaluating a diverse range of asset classes such as residential properties, commercial offices, industrial factories, shophouses and hospitality ventures, I craft tailored solutions that align with clients’ objectives — whether generating consistent cash flow or maximising capital appreciation.”

Building trust, delivering results

Recognising the specific needs of overseas investors, Wu offers a comprehensive range of property management services, including tenant sourcing and management, rental administration, property handover coordination, and thorough defect management to maintain asset value.

“My proactive approach ensures that clients’ properties remain in optimal condition and yield stable, reliable returns, even when they are not physically present in Singapore,” she says. “These integrated services not only simplify the complexities of relocation and property investment but also foster lasting relationships built on trust and professionalism. Many of my clients have successfully established their homes and businesses in Singapore under my guidance, embarking on new ventures with confidence and peace of mind.

Her first local client was a cold lead she encountered at the launch of One Bernam, a condominium in Tanjong Pagar. “It was serendipity that I met my clients at the property launch. After three months of taking them to view developments situated near MRT stations, they purchased a four-bedroom condominium that I recommended. Now, we have become friends,” says Wu with a ready smile.

Determined to succeed

Wu arrived in Singapore at 16 and studied at Singapore Polytechnic before graduating from RMIT University with a degree in Civil Engineering (Business). She spent five years in her first job as a quantity surveyor with a Japanese contractor on MRT tunnelling work. This experience sharpened her meticulous eye for detail while she managed costs.

Wu enrolled in part-time real estate courses in the evenings to deepen her industry knowledge. After earning her real estate salesperson licence, she left her job to focus on her new career as a full-time realtor. At 26, she embarked on her real estate career in 2021, during the pandemic. It was a challenging period, as her peers had not yet reached the stage of purchasing properties, and overseas travel and showroom visits were limited.

Undaunted, she purchased a condominium to learn first-hand about the intricate details of a property sales transaction. The determined Wu also honed new skills and embraced an online marketing strategy to generate cold leads.

Wu quickly realised that her personal experience of relocating from China to Singapore was a crucial point of interest in connecting with potential clients. She began to create engaging short videos and consistently posted them on social media every Friday, amassing tens of millions of views across various platforms.

Her strategy attracted a large following, many of whom later became valuable leads. She followed up with long-distance calls to those showing interest in properties in Singapore, offering advice on relocation matters such as setting up a business and enrolling children in top schools. Through these conversations, she steadily built rapport, earning their trust and confidence. Wu’s dynamic personality, forward-thinking approach, and relentless drive quickly saw her rise to become one of ERA’s top agents in a remarkably short time.

In her second year, Wu skyrocketed to become one of the leading new achievers in ERA Asia-Pacific. She also secured the top position on the ranking table for agents under 35, which led to her invitation to attend a prestigious conference in Las Vegas, exclusively for top-ranking ERA achievers worldwide.

In 2023, her third year, she became an ERA Millionaire (11th position), an accolade she received again in 2024 (sixth position). When asked for her thoughts on the impact of the Additional Buyer’s Stamp Duty (ABSD) increase on residential properties for overseas buyers, Wu says: “It helps to prevent a property bubble and sustains the Singaporean dream of upgrading homeownership. The local housing landscape is a healthy one where capital appreciation is always present.“

Wu notes: “With ABSD in place, the price gap between properties in the Core central region and the rest of the central region has narrowed, creating value-buy opportunities for local buyers. This presents a chance for savvy investors to take advantage of.”

She adds: “Overall, local properties are competitively priced compared to other Asian countries such as Hong Kong or China, where leases are typically shorter. Moreover, Singapore’s secure and conducive environment is appealing as well.”

Ongoing learning to provide innovative services

Wu is pursuing a master’s degree in real estate at the National University of Singapore to provide her clients with the most advanced and professional real estate services.

“This further education has deepened my insights into the property market and enabled me to apply the latest industry trends and best practices to my clients’ investment strategies, ensuring they maintain a competitive edge in an ever-evolving market environment,” she adds.

In the meantime, Wu is currently marketing a rare freehold commercial unit at Solitaire on Cecil, located at 148 Cecil Street, next to the Telok Ayer and Amoy heritage precincts.
