
Topping the list of condos that achieved a new psf-price high during the week of May 9 to 16 is 21 Anderson, a luxury condo on Anderson Road in District 10. This comes with the developer sale of a 4,489 sq ft, four-bedroom unit for $24 million, or $5,347 psf, on May 9.
This is the fourth caveat lodged for a unit at 21 Anderson Road since it launched in April. The other three caveated units are also four-bedroom apartments of 4,489 sq ft. These units were sold for $20.97 million ($4,672 psf), $23 million ($5,127 psf) and $21.6 million ($4,811 psf) respectively in April.
The unit sold on May 9 marks the third-highest psf price in Singapore’s residential market this year, surpassing the 21 Anderson unit sold earlier at $5,127 psf. The top two psf prices were recorded at the 54-unit Park Nova where on Jan 21, a 5,899 sq ft, five-bedroom penthouse fetched $38.89 million ($6,593 psf); and on Jan 17, a 2,906 sq ft, four-bedroom unit fetched $16.588 million ($5,708 psf).

Located in the exclusive Ardmore Park– Draycott Park–Anderson Road enclave, 21 Anderson comprises a nine-storey block with just 18 units. Apartments consist of two-bedders of 3,197 sq ft and four-bedders of 4,489 sq ft. There are also two five-bedroom duplex penthouses, each 10,452 sq ft.
Grange 1866 achieved the second-highest psf-price among condos that hit a new high during the week. This comes with the sale of a 764 sq ft, two-bedroom unit by the developer for $2.65 million, or $3,473 psf, on May 13.
This is the first time a unit at Grange 1866 has transacted above $3,400 psf. It beats the development’s previous high of $3,393 psf registered in November last year upon the sale of an 818 sq ft, two-bedroom unit for $27.76 million.

Located on Grange Road in prime District 10, Grange 1866 is a 60-unit condo. The project features a single block of 16 storeys located on a 20,322 sq ft, freehold site. Units comprise one- and two-bedroom apartments sized between 527 and 1,012 sq ft. The condo is expected to be completed by the end of 2025.
To date, the project has seen 50 units sold at an average price of $3,033 psf since it launched in 2021, based on caveats lodged with URA as of May 27. Including the unit sold on May 13, the developer has shifted five units at Grange 1866 this year at an average price of $3,251 psf.
Meanwhile, Farrer Park Suites recorded a new psf-price low during the week. A one-bedroom apartment spanning 829 sq ft on the fifth floor changed hands for $1.07 million on May 15, translating to $1,291 psf.
The deal price falls below the development’s previous low of $1,355 psf that came with the sale of a 517 sq ft, one-bedroom unit for $700,000 in August 2017.

Farrer Park Suites is a freehold condo located on Owen Road, just opposite the Connexion integrated development that comprises Farrer Park Hospital, Farrer Park Medical Centre and One-Farrer Hotel, in District 21. Connexion is located next to Farrer Park MRT Station on the North East Line. Completed in 2011, Farrer Park Suites has 29 units, comprising one- and two-bedders of 377 to 1,152 sq ft, housed in a single five-storey block.
The unit sold on May 15 is the first apartment at Farrer Park Suites to change hands in over a year. The last unit sold was a 377 sq ft apartment on the fifth floor that fetched $668,000 ($1,826 psf) in February 2024.
